Questions and Answers about Lakeridge
Question:
I have heard that this community is 30 years old.
Are the homes that old?
Answer: The community
went through a market test phase in 1973 and in 1974
redesigned the homes to better meet the needs of buyers
who helped shape the fabric. In 1975 the main thrust
of advertising began, and the community was built
and sold out by 1981.
The incomparable facilities at Lakeridge were built
prior to the major marketing and today, remain as
fresh as then, perhaps even better with improvements
such as soft-surface tennis courts, a health center
that overlooks Ridge Pond, a wonderful pool surround
at the East Lodge and many others.
The homes, for the most part, were innovative designs
for those times, and have a timeless quality, some
entirely updated and prices will reflect that. The
homes were built in phases and building improvements
of those days were utilized.
Question: How
many homes are there in the community, and what design
are they?
Answer: There
are 474 town homes in the community, a handful of
them are freestanding. Generally they are attached
to as few as one other or as many as five. They are
built into the typically New England terrain and are
very private, more than any community we've every
visited. Many of the homes were built in charming
cul-de-sacs, others along the winding, slim road that
is lined with grass and trees, hillocks and country
meadows.
There were two, three and four-bedroom homes built.
The treetops are the original design, and all others
came after them. The building of a single-level home
was short-lived, and there were only a few built.
All of the homes have fireplaces and private decks.
Question: What
is the average monthly cost to the association and
what does it cover?
Answer: If we
look at the average size home at Lakeridge, it is
two or three bedrooms, two or two and one-half baths,
approximately 1600 square feet. The fee is about $350
per month. This takes care of the budget of the community;
i.e., network of roads, salaries, upkeep and improvement
of facilities and others. There is a portion of the
budget that is put into residuals for future improvements.
The average Monthly Association fee that takes care
of the exterior of individual homes is $77.00.
When you look at the facilities at Lakeridge and
the way they are maintained, it is a tribute to its
on-site Management. After all, there are 19 tennis
courts, three indoors; platform tennis; indoor and
outdoor pools; saunas, lockers and showers at each
pool; state-of-the-art health center; sports field;
stables and ski area with snow-making, double-chair
lift and crossovers from one slope to another. Incredibly
designed to maintain approximately 90% of the property
as open space, the facilities blend unobtrusively
into the landscape.
Question: I understand
that in 2001 Lakeridge was chosen the National Community
of the Year by the Community Association Institute.
Answer: Yes.
In 1976 the American Society of Landscape Architects
selected Lakeridge as its winner in its Annual Professional
Awards Program. Nate and I were the principle brokers
at Lakeridge. We began our career in Lakeridge properties
in 1973 and have been helping people buy and sell
properties there ever since. Thanks to the vision
of its developer, George Giguere, the community serves
as a model for sensitive integration of homes and
facilities in a wooded environment.
Question: Are
there any new homes at Lakeridge?
Answer: No. The
community was completed in 1981. You can preview all

Question: Is
Lakeridge an age-restricted community?
Answer: No. Lakeridge
is a diverse community of primary and secondary owners.
The mean age is somewhere around 50. There are about
100 families who live at Lakeridge full time.
Question: Can
I buy at Lakeridge and then lease it.
Answer: Lakeridge
was designed for personal use, and in our 30 years
as Brokers, listing and selling properties there,
we have helped many of the owners lease their homes
under the guidelines of the Association.
Question: I would
like to come visit Lakeridge. Do I need an appointment?
Answer: Lakeridge
is a private, gated community. We recommend that you
come visit with a scheduled appointment. It takes
about an hour to see all of the facilities, and we
want to be able to give you our full attention
